What we verify before anyone signs

Every apartment on our inventory passes five registry checks. If one check fails, the listing is withdrawn and the reason is recorded in your file.

  1. Registry review

    We pull the current extract from the State Register of Real Property Rights and match the registered owner against the seller's identity document, name for name.

  2. Ownership chain

    We trace title transfers back at least five years, including inheritance and privatisation, so the share held by each owner is documented rather than assumed.

  3. Liens and encumbrances

    Mortgages, arrests, court claims and easements are checked in the encumbrance register. Anything unresolved is listed in writing with the date it was recorded.

  4. Arrears on the unit

    We request a debt certificate from the building manager covering maintenance fees, heating and utilities, and confirm the balance is settled or deducted at closing.

  5. Registered residents

    An extract from the registration card shows who is registered at the address, including minors, and whether any person must be removed from the register before handover.

Terms as we use them in every offer

Fixed definitions, so a fee, a deadline or a deposit means the same thing on the first call and in the signed contract.

What does the brokerage fee cover?
A flat 2% of the sale price. It covers listing preparation, viewing coordination, contract drafting, notary scheduling and the handover file. Nothing is invoiced after engagement.
How long does due diligence take?
Between 5 and 10 working days. We verify ownership history, encumbrances, utility debts, renovation permits and the building's technical passport before any deposit changes hands.
Is the engagement exclusive?
Yes, for a fixed 90-day term. One bureau, one price history, one point of contact. You may terminate with 14 days written notice and no penalty.
Who pays for the valuation?
We do. Every listing is benchmarked against the district median price per m², and the comparison sheet is handed to you before the asking price is published on the site.
How is a deposit protected?
The buyer's deposit is held by the notary in escrow, never by the agency. It is released only when the purchase agreement is registered. Standard holding period: 21 days.
Where is price per m² shown?
Next to every asking price, calculated on the registered total area. The cheapest and most expensive rows in the inventory carry a mono asterisk with a footnote explaining the marking.

The agent named on the listing travels with you to every address on the shortlist, and the fee stays the percentage published on our services page.
